Questions People Usually Ask

Honestly? It varies a ton. Residential projects might be 10-15% of construction costs. Commercial and heritage work can be different. We're transparent about fees from the start. During that first meeting, we'll give you a ballpark based on what you're looking to do. No point dancing around it—we want you to know what you're getting into.

Small residential projects? Maybe 2-3 months for design and permits. Larger commercial or heritage projects? Could be 6-12 months or more. City approval timelines in Vancouver can be... unpredictable. We've gotten good at estimating, but there's always variables outside our control. We'll keep you posted throughout.

Yeah, we do projects throughout BC and occasionally beyond. That said, we know Vancouver's building codes and planning department really well, which can save you time and headaches. For projects further out, we'll discuss travel and how we'll manage site visits. We're registered in BC and can work across the province.

That's totally normal—most people don't! That's part of our job. We'll ask questions, show you examples, talk through options. Sometimes we'll start with a feasibility study or concept exploration before committing to full design services. No shame in figuring it out as you go. We'd rather take the time to get it right than rush into something you'll regret.
